The building has 2
individual elevators located in the courtyard of the
building. The elevators operate from the bottom of
the parking garage to the 6th floor
penthouse level. |

Pets |
Pets under 25lbs are
welcome at the Texan Pearl. Residents with pets
will be required to pay a separate $500 pet deposit
prior to move-in. |

Cable &
Internet Service |
Both cable TV and
high-speed internet service are provided by the
owner at NO COSTS to the residents. All units
feature CAT-5 wiring throughout with Ethernet Ports
& Cable TV jacks in all bedrooms, lofts and living
areas. This allows residents access cable &
internet service throughout their home.

Parking |
On-site parking is
available in the gated underground parking garage.
The spaces are optional and are offered at $100 per
month on a first come, first serve basis. |

Location |
The property is
located at the corner of 26th and Pearl
Street. We are approximately 3 blocks from the
University of Texas campus. In addition, there is a
University shuttle stop across the street from the
building. We are walking distance to Pease Park as
well as great dining and entertainment options. |

Building
Access |
The building is a
limited access controlled building. Residents
receive access devices and guests are required to
utilize a call box to contact building residents
permitting remote access into the building. |

Noise |
Although the property
is primary occupied by students, we feel the Texan
Properties are some of the quietest in campus. We
offer double pane windows, concrete sub-floors,
acoustically engineered insulated party wall systems
and other building improvements to reduce noise
transmission. |

Balconies/Terraces |
The 6th
floor penthouse units feature the largest private
terraces in West Campus. The 2nd through
5th floor units feature some of the
largest private balconies in West Campus, check the
