Application

The first step in reserving your apartment at the Texan Pearl for 2012-2013 session is submitting an application.  All residents must submit a TAA application, an application fee of $100 per resident is required and a total security deposit of $1,000 must be paid.  The deposit is $1,000 for the entire unit, not per resident.

Lease

Once the application is approved, applicants will be required to sign the lease.  The lease is available at the Ely Properties office during normal business hours (M-F from 10am to 6pm and Saturdays 10am to 2pm).  If you are unable to come by during these times, contact our office and we can make arrangements after hours to accommodate your schedule.  If an applicant is unable to make it to Austin to sign the lease, it can be emailed to them and returned by US MAIL.  There is an additional $25 charge for this method and it is not preferred.

For your convenience, we can generally prepare the lease within 20 minutes of an application submittal and approval.

We do not offer leases by the bedroom and do not recommend leasing by the bedroom.  These types of leases allow apartment management the ability to roommate match with whomever they choose.  Additionally, comparable communities that do lease by the bedroom typically charge an average of $100 to $150 more per month.

Lease Term

We only offer a lease term from August 8, 2012 to July 31, 2013.  Resident(s) are permitted with management approval to sublet their unit in the event a different term is necessary.

Utilities

Residents will need to contact the City of Austin Electric at 512.494.9400 to set-up a utility service account prior to move-in.  We recommend setting this account up once you have signed the lease insuring you have electrical service on move-in August 8th 2012.

Cable TV & Internet are provided FREE of charge at Texan Pearl.  This service is provided through Time Warner Cable.  The cable service provided is basic and maybe upgraded at Residents expense by calling Time Warner Cable at 512.485.6000. The internet service is hard wired to the unit and each unit has CAT-5 outlets located throughout the unit.  If you prefer wireless service you will need to purchase a wireless router.

The water service has already been established for you.  Residents will receive an allocated water bill each month by email and posted to every unit door.  When you pay rent each month, please include the water bill with your rent to avoid late fees.

Rent

Rent is due on the first of each month payable to Ely Properties.  Our office is located at 608 West 24th Street Austin, TX 78705.  Ely Properties accepts personal checks, money orders and certified checks.  We accept credit cards with a service fee.  Due to security concerns we DO NOT accept cash.

We do not accept electronic payments.   We recommend you contact your bank to establish a direct bill-pay with them.  Most banks offer a free direct bill pay service that will mail a check out each month on a set date.

 

Move-in

The move-in date is August 8, 2012.  Keys and move-in packages can be picked up at the Ely Properties office at 10am the day of move-in.  In order to pick up keys and a move-in package, ALL residents must have completed ALL requirements to move-in including: August prorated rent paid in full, September rent paid in full, a guaranty of lease for each occupant and a signed lease and addenda by ALL Residents.

Appliances

All units come equipped with a refrigerator, stove, microwave, dishwasher and washer/dryer.

Pets

Pets are allowed at the Texan Pearl with a pet deposit of $500 per pet, of which $275 is non refundable.  Residents are responsible for cleaning up after their pets and pets may not become a danger or nuisance to the neighbors.
